Execution Flow

Step 1: Property Data Collection

Use WebSearch to gather comprehensive property details:

WebSearch(" property listing zillow redfin realtor")
WebSearch(" county assessor property records")
WebSearch(" property photos features amenities")

Extract the full Property Profile:

| Field | Value | |-------|-------| | Full Address | [Street, City, State, ZIP] | | List Price | [$X] | | Bedrooms | [X] | | Bathrooms | [X full, X half] | | Square Footage | [X sq ft] | | Lot Size | [X acres / X sq ft] | | Year Built | [YYYY] | | Property Type | [SFR/Condo/Townhouse/etc.] | | Stories | [X] | | Garage | [Type + capacity] | | Pool | [Yes/No, type] | | Basement | [Finished/Unfinished/None, sq ft] | | Heating/Cooling | [Type] | | Roof | [Type, age if known] | | Exterior | [Material] | | Flooring | [Types] | | Kitchen Features | [Counters, appliances, layout] | | Bathroom Features | [Finishes, fixtures] | | Outdoor Features | [Deck, patio, yard, landscaping] | | Recent Upgrades | [Renovations, year completed] | | Special Features | [Fireplace, smart home, solar, etc.] | | HOA | [$X/mo or N/A] | | School District | [District name] |

Step 2: Neighborhood Research

Use WebSearch to gather neighborhood selling points:

WebSearch(" things to do attractions")
WebSearch(" nearby restaurants shopping parks")
WebSearch(" school ratings")
WebSearch(" walkability transit score")

Build the Neighborhood Profile:

| Category | Details | |----------|---------| | Nearby Schools | [School names + ratings, distance] | | Shopping & Dining | [Notable restaurants, shopping centers, distance] | | Parks & Recreation | [Parks, trails, gyms, community centers] | | Transportation | [Highways, public transit, commute times to major employment centers] | | Walk/Transit Score | [Scores if available] | | Community Character | [Family-friendly, urban, suburban, historic, up-and-coming, etc.] | | Notable Employers | [Major employers within commuting distance] | | Local Attractions | [Museums, entertainment, waterfront, downtown, etc.] |

Step 3: Identify Key Selling Points

From the property and neighborhood data, identify and rank the top selling points. Prioritize features that differentiate this property from competing listings.

Feature Hierarchy (most to least impactful):

  1. Location-based: Neighborhood reputation, school district, walkability, views, waterfront
  2. Lifestyle features: Open floor plan, outdoor living, pool, smart home, home office
  3. Recent upgrades: New kitchen, new bathrooms, new roof, new HVAC, new flooring
  4. Size advantages: More bedrooms, more bathrooms, larger lot, bonus rooms, storage
  5. Financial incentives: Below market value, low taxes, no HOA, assumable mortgage
  6. Unique features: Architectural details, history, custom built, rare floorplan

Select the top 5-7 selling points to feature prominently.

Step 4: Generate Headline

Create an attention-grabbing headline under 80 characters. The headline should:

  • Lead with the strongest selling point
  • Create urgency or emotion
  • Be specific (not generic)
  • Avoid overused cliches

Headline Formulas:

| Formula | Example | |---------|---------| | [Feature] + [Location] | "Renovated Craftsman in Heart of Maple Ridge" | | [Adjective] + [Property Type] + [Feature] | "Stunning 4BD Colonial with Chef's Kitchen" | | [Lifestyle] + [Location] | "Resort-Style Living Steps from Downtown" | | [Value] + [Feature] | "Turnkey 3BD Under $400K with Mountain Views" | | [Urgency] + [Feature] | "Rare 5BD on Half Acre — First Time on Market in 20 Years" | | [Emotion] + [Feature] | "Your Dream Kitchen Awaits in This Fully Renovated Ranch" |

Generate 3 headline options ranked by impact. Let the primary headline be the strongest.

Step 5: Write Full Listing Description (250-500 words)

The description must follow MLS best practices and listing platform guidelines.

Description Structure

Opening Hook (1-2 sentences):

  • Lead with the single most compelling feature or emotional appeal
  • Create a vivid picture that makes the reader want to see more
  • Never start with "Welcome to..." (overused)

Body — Property Tour (3-4 paragraphs):

Paragraph 1 — First Impressions:

  • Curb appeal, entry, first impression upon walking in
  • Overall layout and flow
  • Natural light, ceiling height, architectural details

Paragraph 2 — Key Living Spaces:

  • Kitchen (often the most important room in listing copy)
  • Living/family room, dining room
  • Any standout features (fireplace, built-ins, views)

Paragraph 3 — Private Spaces:

  • Primary suite (size, bathroom features, closet)
  • Additional bedrooms
  • Bathrooms
  • Bonus rooms (office, media room, flex space)

Paragraph 4 — Outdoor & Additional:

  • Backyard, patio, deck, pool
  • Garage, storage, basement
  • Lot features, landscaping, privacy

Neighborhood Section (1-2 sentences):

  • Location benefits (schools, shopping, parks, commute)
  • Community character

Closing CTA (1 sentence):

  • Create urgency
  • Invite action (schedule showing, submit offer)
Writing Rules
  1. Show, don't tell — "Quartz countertops and stainless steel appliances" not "beautiful kitchen"
  2. Use sensory language — Light-filled, sun-drenched, spacious, soaring, gleaming
  3. Be specific — "42-inch soft-close cabinets" not "nice cabinets"
  4. Avoid superlatives without substance — "Best house ever" means nothing; "Highest-rated school district in the county" means everything
  5. No ALL CAPS — Professional tone throughout
  6. No exclamation points — One maximum in the entire description (in the CTA if anywhere)
  7. Spell out numbers under 10 — "three bedrooms" not "3 bedrooms" (in body copy; tables use numerals)
  8. Comply with Fair Housing Act — Never describe the neighborhood demographics, religion, or family composition. Focus on amenities, not people
  9. No misleading claims — Only describe features that exist; use "potential" for possible improvements
  10. Include room dimensions only if they are notable (unusually large, etc.)

Step 6: Feature Highlights

Create a scannable bullet-point list of the top property features. MLS and listing platforms often display these as quick-reference highlights.

Format as two columns where possible:

PROPERTY HIGHLIGHTS
- [X] Bedrooms, [X] Bathrooms
- [X] Sq Ft Living Space
- Built in [YEAR]
- [Feature: e.g., "Chef's Kitchen with Quartz Counters"]
- [Feature: e.g., "Primary Suite with Walk-In Closet"]
- [Feature: e.g., "Hardwood Floors Throughout"]
- [Feature: e.g., "2-Car Attached Garage"]
- [Feature: e.g., "Fenced Backyard with Mature Trees"]
- [Feature: e.g., "New Roof (2023)"]
- [Feature: e.g., "Minutes from Top-Rated Schools"]

List 8-12 highlights. Lead with the strongest features.

Step 7: Neighborhood Description

Write a standalone neighborhood paragraph (75-150 words) that can be used on its own or appended to the listing. Focus on:

  • What makes this location desirable
  • Proximity to key amenities (use drive times or walking distances)
  • School district highlights (ratings, programs)
  • Community feel and lifestyle
  • Future developments or growth (if positive)

Fair Housing compliance: Describe the neighborhood by its amenities, infrastructure, and geography — never by the people who live there.

Step 8: Multiple Style Variations

Generate the listing in 4 distinct styles tailored to different buyer personas:

Style 1: Luxury / High-End

| Attribute | Approach | |-----------|----------| | Tone | Sophisticated, exclusive, aspirational | | Vocabulary | Bespoke, curated, artisan, residence, estate | | Focus | Finishes, design, prestige, lifestyle, privacy | | Audience | Affluent buyers, move-up buyers |

Style 2: Family-Friendly

| Attribute | Approach | |-----------|----------| | Tone | Warm, inviting, practical, safe | | Vocabulary | Spacious, room to grow, play, gather, homework | | Focus | Schools, yard, bedrooms, storage, neighborhood safety | | Audience | Families with children, growing families |

Style 3: Investor-Focused

| Attribute | Approach | |-----------|----------| | Tone | Data-driven, ROI-focused, opportunity-oriented | | Vocabulary | Cash flow, cap rate, rental income, appreciation, value-add | | Focus | Numbers, rental potential, market trends, location fundamentals | | Audience | Real estate investors, landlords |

Style 4: First-Time Buyer

| Attribute | Approach | |-----------|----------| | Tone | Encouraging, approachable, exciting | | Vocabulary | Move-in ready, affordable, starter, opportunity, pride of ownership | | Focus | Turnkey condition, low maintenance, manageable size, value | | Audience | First-time homebuyers, millennials, young professionals |

For each style, generate:

  • A tailored headline (under 80 characters)
  • A full description (250-500 words)
  • A closing CTA

Step 9: SEO Keywords

Generate a list of SEO keywords optimized for online listing platforms (Zillow, Redfin, Realtor.com, Trulia, Facebook Marketplace, Craigslist).

Keyword Categories:

| Category | Example Keywords | |----------|-----------------| | Property Type | single family home, house for sale, [X] bedroom home | | Location | [City] homes for sale, [Neighborhood] real estate, [ZIP] homes | | Features | pool home, updated kitchen, hardwood floors, open floor plan | | Lifestyle | family-friendly, move-in ready, turnkey, entertainer's dream | | Financial | affordable, under $[X], investment property, rental income | | Schools | [School District] homes, near [School Name], top-rated schools | | Nearby | near [Landmark], close to [Highway], walking distance to [Feature] |

Generate 20-30 relevant keywords for this specific property. Prioritize keywords with high search volume for the local market.

Keyword Integration Instructions:

  • Naturally weave primary keywords into the listing description
  • Use location keywords in the first 2 sentences
  • Include property-type keywords in the headline
  • Feature keywords should appear in both the description and highlights
  • Do not keyword-stuff — readability always comes first

Step 10: Social Media Captions (Bonus)

Generate ready-to-post captions for:

Instagram/Facebook:

  • 2-3 sentences + 5-10 relevant hashtags
  • Emotional hook + key features + CTA
  • Under 200 characters for the first line (visible before "more")

Twitter/X:

  • Under 280 characters
  • Key feature + price + location + CTA

Fair Housing Compliance Checklist

Before finalizing any listing description, verify compliance:

  • [ ] No references to race, color, religion, sex, national origin, familial status, or disability
  • [ ] No references to the demographics of the neighborhood ("family neighborhood" is OK; "mostly [group] neighborhood" is NOT)
  • [ ] No language that could discourage any protected class ("perfect for young professionals" excludes families)
  • [ ] "Walk-in closet" and "master suite" are acceptable; "master bedroom" is being phased out — use "primary bedroom" or "owner's suite"
  • [ ] No references to churches, synagogues, mosques, or other religious institutions as selling points
  • [ ] Accessibility features described factually, not as limitations

Error Handling

  • If limited property data is found, ask the user to provide key details (beds, baths, sqft, features)
  • If no photos or feature details are available, write the description based on property type, size, age, and location — note that the description should be reviewed and enhanced with actual property details
  • If the property is in a niche category (historic, waterfront, farm), adapt the style and vocabulary accordingly
  • Always note when the listing is generated from limited data and recommend professional review before publishing
